Qing Shan Qu Zui
Chapter 997 The Responsibility of Sales
The next morning, Tian Mo arrived at the company at the normal working hours.
He had already quit his job handing out flyers. After all, that job was all temporary work with daily wages, so he was free to come and go as he pleased, and there was nothing to miss.
He had been a little worried that he would arrive too early and no one would open the door, but he found that he was overthinking it, because Yu Yao and the others from the advertising and marketing department had all arrived quite early. Although these people all left on the dot, they were very active in coming to work and no one was late.
However, Tian Mo noticed a conspicuous workstation in the advertising and marketing department, with some personal items such as water cups and documents on it, but no one had been there yesterday or today.
However, he didn't pay too much attention to it. After all, the advertising and marketing department probably often needed to go out to discuss business, so it was normal for them not to be in the office.
Arriving at his workstation, Tian Mo immediately opened the document from yesterday, took out those files from when he worked at the real estate agency, sorted them out a little, and wrote a simple work plan.
This work plan wasn't really that formal or rigorous. Tian Mo just felt that he should familiarize himself with his job responsibilities in advance, so that when he went to see President Pei later, he wouldn't be completely ignorant and unable to say anything, which would be a bit embarrassing.
Even though the contract had already been signed, it wasn't a lifelong, secure job. Tian Mo felt that he still needed to have a little bit of a sense of crisis.
Time passed quickly, and in the blink of an eye, it was almost ten o'clock.
Tian Mo's document was almost ready, so he quickly asked Yu Yao, printed it out on the typewriter in the advertising and marketing department, and then took the document to President Pei's office.
Pei Qian had just finished breakfast at Mo Yu Internet Cafe and had just made tea after arriving at the company, preparing to drink tea to aid digestion.
Seeing Tian Mo come in, Pei Qian put down his teacup: "Sit down."
Tian Mo nodded and sat down, but his posture seemed even more constrained than yesterday.
Because yesterday he had been in a very confused state, everything had happened too fast and too suddenly, and he had been in a daze.
But today, he thought that he had already signed a contract, and that President Pei was his direct superior, so he became even more nervous when they met again.
Pei Qian didn't pay too much attention to it. Anyway, after being indulged in the environment of Tengda for a period of time, even the most restrained person would open up.
"Let's get straight to the point. I'll briefly introduce the general work of Tengda's sales department."
"What are your thoughts on this job? I'd like to hear your opinion first."
Pei Qian decided to probe Tian Mo's bottom line again.
Although Tian Mo's resume was very good, even striving to be the worst at handing out flyers, which made Pei Qian quite satisfied, outstanding performance didn't necessarily mean that his thinking wouldn't go astray.
He needed to first determine if there were any minor problems with Tian Mo's thinking, so that he could prescribe the right medicine.
Hearing this, Tian Mo couldn't help but be overjoyed.
Wasn't this exactly what he was waiting for?
The content he had prepared in a hurry was coming in handy!
Tian Mo immediately handed over the document he had brought with him: "President Pei, I've briefly summarized my job responsibilities and some future work plans. Please take a look."
"It's definitely not comprehensive, but it can be supplemented at any time."
Pei Qian was stunned for a moment, and then reluctantly reached out to take it.
He had even prepared a document of job responsibilities?
That would definitely lower President Pei's first impression of him.
Pei Qian flipped through the document a little and found that it contained some major work directions and some detailed rules, totaling three or four pages. Although it wasn't long, there were quite a few points.
According to the sales workflow, receiving customers, conducting communication, exploring potential customer resources, and providing timely feedback and returns to customers and products;
Connecting sales work plan goals, formulating marketing goals, and adapting to the company's future development prospects and plans;
Establishing a database of customers' home addresses and contact information in order to lock in target customers and visit them in the future;
Holding regular sales meetings, arranging corresponding work and preparing meeting minutes, and fully mobilizing employees and unifying their thinking at the meetings;
Regularly carrying out team building activities, commending advanced models, encouraging outstanding employees, and completing the elimination of the unfit through personnel assessment...
It was all content of this nature.
Each major item was followed by several minor items, and some of the minor items were even refined to some execution-level details.
Pei Qian's face instantly fell, because a few words touched his sensitive nerves.
Formulating sales goals?
Establishing a database and visiting customers?
Holding regular meetings and team building activities, and eliminating the unfit?
Was he afraid that he wouldn't die fast enough?
This door-to-door visit and regular team building were especially excessive.
It wasn't enough to harass people with phone calls, but he also had to go to the customer's home to disgust them. Was that something a human could do?
Not to mention regular team building, eight or nine times out of ten, team building in the sales department was basically a chicken blood brainwashing session. Even worse, they would organize people to shout slogans or do collective exercises, which was simply a demonic dance.
Without saying a word, Pei Qian directly stuffed the document into the shredder next to him.
"Ah, President Pei..." Tian Mo didn't expect President Pei's reaction to be so intense, and was at a loss for a moment.
Pei Qian's expression was serious: "The content written on this document is all utter garbage! Did you write this?"
Tian Mo stammered: "Yes... and no. I asked the previous sales department sister for a few internal documents, and then I organized them myself."
Pei Qian's expression improved slightly: "It's good that you didn't think of it yourself."
"Now, forget all the dregs in this document, forget them completely."
"After you go back, shred all the files and related materials on your computer, leaving nothing behind."
Tian Mo quickly nodded: "Okay, President Pei."
He couldn't figure out why he had flattered the wrong way. Maybe it was because the sales methods here were too low-level and couldn't catch President Pei's eye at all?
Well, that was indeed a possibility.
After all, there were many rumors about President Pei circulating outside, one of which was "God of Marketing." Although Tian Mo wasn't sure about the authenticity of these rumors, it was indeed very possible that President Pei looked down on these trivial sales strategies.
Pei Qian originally had something to say, but he was slightly disturbed by the content of the document, and for a moment he forgot where to start.
He thought about it and decided to change his angle: "You said you worked as an agent in a real estate company's store before. Tell me about your work situation there."
Tian Mo didn't know what kind of medicine President Pei was selling in his gourd, but since President Pei asked, he would answer truthfully.
"The sister before briefly told me about the work of an agent, and I still remember it very clearly. She said that the work of an agent can be divided into three stages: the novice stage, the proficient stage, and the cycle stage."
"The novice stage is when you first enter the industry. The main thing in this stage is to learn and understand some basic real estate knowledge, have a certain familiarity and understanding of the business scope, and practice certain language expression skills."
"Every day, you check in on the system, familiarize yourself with nearby real estate, run around and survey the surrounding second-hand houses and new houses, hand out flyers, find real estate and owners, and practice your sales pitches and communication skills."
"Basically, you can't sign any deals in this stage, you mainly have to slowly endure."
"The proficient stage is when you have found your own working methods. Every top salesperson has their own set of working methods, such as some who are good at making phone calls, some who expand customer resources, and some who are good at maintaining customer relationships."
"The main thing in this stage is to familiarize yourself with your own working methods and constantly improve your strengths and advantages."
"When you reach the cycle stage, your working methods are completely mature, and customers mainly come from referrals, forming your own customer circle. Customers introduce customers, landlords introduce customers, customers introduce landlords, landlords introduce landlords... forming a positive cycle. This way, you don't have to work hard running around anymore. As long as you maintain this circle, you will have a steady stream of performance."
"I may not be cut out for this. After working for a while, I was still in the novice stage. My phone calls were basically hung up in a second, and I couldn't sign any deals. So, I'm not very familiar with what the situation is in the latter two stages..."
Tian Mo basically said everything he knew and spoke without reservation, saying all of his limited understanding.
